You should look to your estate agent to not only give you guidance on a good and realistic selling price for your property in the current market but also to clarify and set out the legal position regards your property paperwork. The legality of properties in Spain has claimed many column inches both here and in the UK press over the past few years and it is a fact that the sale price for a house is directly affected by any legal issues so once you know the position accurately you should be well placed to market and sell your property.

When you buy a holiday property abroad there is always a mental plan and time span for that property.  At Cadizcasa we have often heard “We will keep it until the kids are old enough to go on their own holidays then sell”,  “We will keep it until we retire then sell” or “We will keep it until we have seen all we want of Spain and then sell”.  At one time these were good plans but the world economic crisis has thrown a spanner in the works for many people who bought a holiday home and have reached the end of their 5 or 10 year plan for it.  Selling is taking longer than it used to, prices are low and buyers are difficult to find.

The obvious option is to rent the place out and wait for the tide to turn and things to improve but I find a lot of people are really scared of renting long term or doing holiday lets. They tell me horror stories about people who have rented and had problems and how they have been warned by friends about the legal dangers of renting in Spain. Our advice is, If you are thinking of renting your property in the Costa de la Luz, don't listen to stories come and talk it through first with us at Cadizcasa Estate Agents.

 When Active Language first opened its doors as a teacher training centre in 2005, we ran courses throughout the year for people to become qualified English language teachers.  Over the years, the focus of the business became much more on our work as a language school and we found there was less demand to run year-round courses.

In October 2017, we were pleased to welcome our latest team of full-time trainees to the school and, after an intense five weeks of teaching, learning and writing assignments, they left with an internationally recognised Trinity Certificate in Teaching English as a Second or Other Language. A month later, we also started a part-time course and were very pleased to welcome the children of former trainees onto the course. It's wonderful to see how the next generation are becoming interested in ELT and can see the benefits of taking the course in order to find work and enjoy the Spanish lifestyle. 

Although it's too late to join out part-time course, our next full-time course will be starting on April 9th. If you are interested in training with us, please check out our website for more information about the courses and remember that if you come to us on the recommendation of a former trainee, they will receive 100€ if you complete the course with us.

So much has happened since our last update, it’s difficult to know where to start!

Community Action:  “Giving something back to the community”

We’ve really stepped up our voluntary work within the community, thanks largely to the efforts of our staff who give up their free time to set up and run our current projects. It is clear that in these seemingly endless days of recession, there is a great deal that people can do to help each other out.

At the moment we offer a free CV service and advice service for local people who might be looking to go abroad to work or to live.

We’re working with a youth group in Cádiz to help them engage with English in a different way.

There are plans afoot for celebrations in Plaza Mina in Cádiz to celebrate the “international book day” in May; we’ll have a stand there full of British goodies to share, so far thoughts include flapjacks, fairy cakes and the like, we’re also hoping for some beer tasting!

We’d also like to set up an international quiz night here in Cádiz.

Teacher Training: “The part time course is back!”

Teaching is becoming a more and more popular choice for “ex pats” living in the area, it’s a great way to earn some extra money and perhaps more importantly it’s a great way to become connected with your community and use your English speaking skills. We run the international recognized Trinity Certificate in TESOL (see www.trinitycollege.co.uk/site/?id=201  for more info) full time in the summer and this year we are delighted to report that the part time course is back. Thanks to popular demand, the part time course is kicking off in October.

In other exciting developments, we are offering the Trinity Diploma in TESOL for teachers with more experience. (www.trinitycollege.co.uk/site/?id=202 )

TEFL del Sur: “A teachers’ association run by teachers for teachers.”

We are also really happy to offer a home whenever necessary to TEFL del Sur, a teachers’ association run by teachers for teachers throughout Cádiz province. The association holds regular meetings and workshops providing the best, most relevant professional development available. So far the road show has been to Cádiz, El Puerto de Santa Maria and Tarifa, for upcoming events check out the blog (tefldelsur.edublogs.org) or the facebook page  (www.facebook.com/groups/207522516005783/)  If you’re working as a teacher in any context or are thinking of becoming one, TEFL del Sur is a great way in.
